Zoning By-law controls the use of land in your community.

An Official Plan sets our a municipality’s General policies for future land use and a Zoning By-law put the plan into effect and provides for its day-to-day administration.

Many municipalities have a comprehensive zoning bylaw that divides the municipality into different land use zones, with detailed maps. The bylaw specifies the permitted uses (for example, commercial or residential) and the required standards (for example, building size and location) in each zone.

Council for the Municipality of Shuniah has awarded a tender to Fotenn Planning + Design to prepare a new Comprehensive Zoning By-law to be consistent with municipality’s Official Plan.

One of the most important parts of this process is receiving community member’s input. Community members are encouraged to reach out to municipal staff with their feedback and input regarding the New Comprehensive Zoning By-law.

    Project was tendered and at the regular meeting of Council on May …, 2024, Council awarded the Tender to Fotenn

    Fotenn is in the process of reviewing and preparing a draft of the New Comprehensive Zoning By-law for review and comment.

    On October 8, 2024, Jamie Posen and Thomas Freeman of Fotenn, came to Shuniah for a site visit of the Community.

    On October 8, 2024, Jamie Posen and Thomas Freeman of Fotenn, came to to the Council Meeting to introduce themselves to Council and provide information regarding the steps involved in the New Comprehensive Zoning By-law Process.

    Fotenn has provided an Issues and Options Report to municipal staff for review and comment.

    Municipal Staff have been working with the planners to provide information for the completion of the Draft Zoning By-law

    An Open House will be held on Tuesday, July 7 at 6:00pm, at the MacGregor Recreation Centre, 800 Lakeshore Drive.

    A Special Council Meeting was held prior to the Open House, Council requested an additional meeting to review the document and provide comments.

    Special Council Meeting September 8, 2026 4:00pm. Council will review the Draft Zoning By-law and provide comments for the Planner.

    The Planner will amend the draft document prior to the Public Meeting.

    Public Meeting will be held at a date to be determined.

    The New Zoning By-law will be reviewed and accepted by Council at a Council Meeting, on a date to be determined.
